Soil and drainage in Custar
Two things stack up here. The soil is dense lacustrine clay with very low infiltration, and the terrain is flat enough that surface water has nowhere to run. That combination means water sits until it evaporates or finds tile. On this ground a dry well is a hole that fills and stays full — the reliable answer is carrying water to a real outlet with solid pipe from every downspout, positive grade re-established within ten feet of the foundation, and shallow swales pitched to a road ditch. Everything gets shot with a laser level, because a quarter-inch of fall per foot is not something anyone can judge by eye.
