Soil and drainage in Fly
Erosion is the constant on these slopes. Bare ground on a hillside loses material with every storm, and mulch on a grade simply becomes something for the next rain to carry away. What holds is structure plus deep-rooted planting — a shaped swale or stone-lined channel that spreads concentrated flow, terraces where the grade is severe, and species whose roots reach far enough to matter.
Thin soil dries fast on a south-facing slope and stays wet at the toe of the same hill. That is a planting decision rather than an irrigation one: drought-tolerant species up top, moisture-tolerant species below, and mulch heavy enough to stay put on the grade.

Unincorporated communities usually mean larger lots and good equipment access, which changes the economics of substantial work. Drainage swales, larger patios, windbreak planting and long drive maintenance are all realistic here at costs that would be prohibitive on a tight urban lot.

Material should be selected by pavement temperature and applied at calibrated rates — over-salting damages concrete, kills the turf edge along drives and costs money for no benefit.
The most valuable winter preparation happens in November — leaves off the turf so it does not mat under snow and grow snow mold, evergreens watered deeply before the ground freezes, drive and walk edges staked, and drainage outlets cleared so meltwater has somewhere to go.
