Soil and drainage in Kirtland
Plateau soils sit over shale and hold water, so hardscape has to be detailed for saturated conditions rather than average ones. That means deeper excavation where subgrade is soft, geotextile separating clay from the aggregate base, and roof water tied into solid pipe and carried past the hardscape before anything is built on top of it.
Frost depth combined with a high water table is hard on anything shallow. Footings for pergolas and freestanding walls go below frost, and planting beds get built up a few inches so roots sit above the seasonally saturated zone.

A blank-slate property is an opportunity most people waste by planting before planning. Draw the whole thing first — grade, bed lines, hardscape footprints, plant placement at mature size — then build it in whatever order the budget allows. Over-application of salt damages concrete, kills the turf edge along drives and runs into storm drains, so calibrated rates and pre-treatment ahead of forecast events do more good than volume. Pre-treating prevents ice bonding, which makes clearing faster and uses substantially less material overall.
Most of what protects a landscape through a hard winter is done in November — leaves cleared so turf does not mat, evergreens watered deeply before the ground freezes, and drainage outlets cleared so February meltwater has somewhere to go.
