Till-plain soil drains better than the old lake bed to the north, but it is still clay, and clay compacts. Most struggling lawns here are compacted rather than hungry — roots cannot get down, so the turf browns first in July and recovers last in September.

Soil and drainage in Miami
Beds on till respond well to amendment because the base material is workable to start with. Compost worked into the top ten to twelve inches across the whole bed, a defined spade edge, and two to three inches of hardwood mulch gets most properties most of the way there. Where the grade falls toward the house, that gets corrected first — everything else sits on top of it.
The grade near the house is the cheapest thing to get right and the most expensive to ignore. Ground within ten feet of a foundation should fall roughly six inches; on older properties decades of settlement have often reversed that, and it is the most common cause of the damp basements we get called about.

A working windbreak is worth more on an exposed township property than any ornamental planting. That means staggered rows of Norway spruce or white pine spaced for mature size, sited on the west and north — not a tight single row of arborvitae, which browns on the windward side and is the first thing deer strip in a hard winter.

A single push at the end of a storm is not adequate service on an exposed property. Drifting can close a drive hours after the snow stops, so return passes belong in the agreement rather than being treated as an extra.
