Soil and drainage in Point Place
Where a property has no low point at all, the design changes from moving water to managing it. That means shallow surface storage sized to the roof and drive area it serves, an overflow path that fails safely, and planting that tolerates standing water for a day or two. What it never means is a dry well, which on this ground is simply a hole that fills.
Old agricultural tile still runs under a great many residential lots here, and when a line collapses it shows up as a soft spot that never firms up no matter how much topsoil goes into it. We probe and trace before digging, then either repair the line or replace its function with a system that has a documented outlet.
What Point Place properties need most
The most valuable thing on most of these lots is the mature trees, and they are the easiest thing to damage by accident. Mulch piled against a trunk holds moisture on bark and encourages girdling roots that can kill a maple twenty years later; the root flare should always be visible. Trenching or grade changes within the root zone do damage that does not show for years.
The order that gets the most from a budget is almost always the same: drainage and grading first because everything else sits on top of them, then hardscape with sleeves and conduit run for anything you might add later, then structural planting, then beds and mulch, then lighting.
Winter in Point Place
Equipment and route design matter more here than anywhere else in the state. A contractor whose whole route is sized for an average winter will be underwater in a lake-effect week, which is why capacity — not price per push — is the question worth asking in October.
