Soil and drainage in American
Foundation grade is the cheapest correction available and the one most often missed. The ground within ten feet of a house should fall roughly six inches; on older properties eighty years of settlement has usually reversed it, and no amount of interior work fixes water that is being delivered to the wall from outside.
Turf on this clay is a compaction problem before it is a nutrition problem. Annual core aeration with overseeding into the open holes and a light compost topdressing changes how a lawn handles a dry July within two seasons, which no bag of fertilizer will do.

Documentation is worth more than most people expect on any property the public walks across. Time-stamped records of what was cleared, when, and what material went down at what rate are exactly what an insurer asks for, and they cannot be reconstructed after a claim.
