Soil and drainage in Elmore
Planting into this clay by digging a hole and backfilling with good soil creates a bathtub: water flows in from the surrounding clay and cannot drain out, and the plant slowly drowns across two seasons. We amend a broad bed area instead — compost worked into the top ten to twelve inches — and raise the bed grade a few inches so roots sit above the seasonally saturated zone. It reads as a small detail. It is the difference between a bed that establishes and one that is replaced in year three.
Old agricultural tile still runs under a great many residential lots here, and when a line collapses it shows up as a soft spot that never firms up no matter how much topsoil goes into it. We probe and trace before digging, then either repair the line or replace its function with a system that has a documented outlet.

Front entries do most of the visual work on a village lot and they are usually the cheapest thing to fix. A walk at least four feet wide so two people can reach the door side by side, beds deep enough that plants are not pressed against the siding, a defined edge, and a light on the entry.
Nothing about a written scope is unusual to ask for: itemised work, material specifications, a plant schedule with species and sizes, what is excluded, a start window and payment terms. A contractor who resists putting those on paper is telling you something worth hearing.

This is lake-effect country, and that changes what a snow agreement has to say. Totals here run well above the rest of the state, events arrive faster than a regional forecast suggests, and a single push at the end of a storm is not adequate service. Agreements should specify a trigger depth in writing, return passes during prolonged events, and de-icing material chosen by pavement temperature — standard rock salt stops working around 15°F, which happens repeatedly here.
Booking happens in the fall because routes are built geographically. A property added in January is either not going to be reached promptly or is going to displace somebody who booked in October, and we would rather tell you that now.
