Till-plain soil drains better than the old lake bed to the north, but it is still clay, and clay compacts. Most struggling lawns here are compacted rather than hungry — roots cannot get down, so the turf browns first in July and recovers last in September.

Soil and drainage in Northwest
The most common turf problem on till ground is construction compaction rather than soil type. New neighbourhoods routinely end up with two inches of topsoil spread over subsoil that heavy equipment drove on for a year. Grass germinates in that two inches, roots hit the compacted layer, and the lawn needs constant water and never thickens. The fix is mechanical — decompaction, organic matter incorporated, and overseeding with a deeper-rooting turf-type tall fescue blend.
