Soil and drainage in Orient
The most common turf problem on till ground is construction compaction rather than soil type. New neighbourhoods routinely end up with two inches of topsoil spread over subsoil that heavy equipment drove on for a year. Grass germinates in that two inches, roots hit the compacted layer, and the lawn needs constant water and never thickens. The fix is mechanical — decompaction, organic matter incorporated, and overseeding with a deeper-rooting turf-type tall fescue blend.
The grade near the house is the cheapest thing to get right and the most expensive to ignore.
