Flat does not mean easy. With almost no natural fall, a quarter-inch-per-foot pitch is the difference between a swale that works and a trench that holds water, and it is not something anyone can judge by eye. Everything gets shot with a laser level before we price it.

Soil and drainage in Berkey
Foundation grade is the cheapest correction available and the one most often missed. The ground within ten feet of a house should fall roughly six inches; on older properties eighty years of settlement has usually reversed it, and no amount of interior work fixes water that is being delivered to the wall from outside.
Where there is genuinely nowhere to send water, the answer is storage and slow release rather than a pipe to nowhere — a properly sized rain garden with amended soil, an overflow path, and plants that tolerate both saturation and drought. Built correctly it handles roof and drive runoff; built as a shallow scrape it is just a wet spot.

This is lake-effect country, and that changes what a snow agreement has to say. Totals here run well above the rest of the state, events arrive faster than a regional forecast suggests, and a single push at the end of a storm is not adequate service. Agreements should specify a trigger depth in writing, return passes during prolonged events, and de-icing material chosen by pavement temperature — standard rock salt stops working around 15°F, which happens repeatedly here.
Booking happens in the fall because routes are built geographically. A property added in January is either not going to be reached promptly or is going to displace somebody who booked in October, and we would rather tell you that now.
